How We Build Your Home

From personalized blueprints and Design Studio selections to multi-stage Quality Control inspections and our transferable 1-2-10 structural warranty.

The First Texas Homes Building Experience

True Semi-Custom Craftsmanship—Built Around Your Family

Building a new home from the ground up with First Texas Homes®, Gallery Custom Homes, or Harwood Homes is a collaborative, step-by-step experience designed to give you custom architectural flexibility with the value and efficiency of an established Texas builder.

While a typical ground-up build spans 100 to 180 working days from foundation pour to completion (depending on floor plan size, structural selections, and North Texas weather), every milestone is guided by a dedicated local team—your Community Sales Manager, Design Studio Consultant, Construction Superintendent, and private First Texas Homes Quality Control Manager.

Our 10-Step Homebuilding & Quality Control Process

Every First Texas Homes residence follows a disciplined 10-stage construction, engineering, municipal code, and internal Quality Control schedule so you know exactly what to expect at every phase of your build.

01
Step 1 · Homesite & Financing

Contract & Mortgage Application

Select your preferred homesite, floor plan, exterior elevation, and structural layout options with your Community Sales Manager, and initiate your formal mortgage loan application within 5 days of signing your purchase agreement.

02
Step 2 · Interior & Exterior Finishes

Design Studio Personalization

Partner one-on-one with our professional Design Consultants at the First Texas Homes Design Studio to personalize your brick, stone, cabinetry, countertops, flooring, tile backsplashes, lighting, plumbing fixtures, and hardware.

03
Step 3 · Blueprints & Engineering

Engineering & Municipal Permitting

Our architectural and structural engineering teams draft your site-specific blueprints, engineered post-tension foundation plan, lot grading layout, and energy compliance calculations for city permitting approval.

04
Step 4 · Blueprint Walkthrough

Pre-Construction “Red Line” Meeting

Before your foundation is poured, you meet personally with your Sales Manager and Construction Superintendent to review your engineered blueprints, structural modifications, electrical placements, and homesite grading line-by-line.

05
Step 5 · Structural Core

Engineered Foundation & Framing

Your post-tension cable foundation is formed, inspected by an independent structural engineer, and poured—followed by precision wall, floor, and roof framing, radiant barrier roof decking, Low-E windows, and municipal framing inspections.

06
Step 6 · Behind the Walls

Mechanical Systems Rough-In

Licensed HVAC, plumbing, electrical, and Smart Home automation trades install conditioned-air ductwork, PEX water lines, tankless water heaters, electrical wiring, and structured low-voltage cabling prior to municipal rough-in inspections.

07
Step 7 · Craftsmanship & Finishes

Insulation, Drywall & Interior Finishes

Following energy-efficiency poly-seal and insulation inspections, drywall is hung and textured, custom cabinetry and trim carpentry are crafted, and your Design Studio countertops, tile, flooring, and paint bring your home to life.

08
Step 8 · Multi-Stage Verification

Final Grading, Code & Private QC Inspections

Exterior flatwork, engineered lot drainage swales, irrigation, and landscaping are completed, followed by final municipal code inspections and a comprehensive inspection by a dedicated First Texas Homes Quality Control Manager.

09
Step 9 · 10–12 Business Days Before Closing

2-Hour Home Orientation & Closing

Approximately 10–12 business days prior to closing, you walk your completed home one-on-one with our Quality Control Manager for a 2-hour systems demonstration and orientation before signing your final closing documents.

10
Step 10 · Long-Term Peace of Mind

Post-Close Care & 1-2-10 Transferable Warranty

Move in with confidence backed by our dedicated Customer Care team and an insurance-backed StrucSure 1-2-10 Express Limited Warranty (1-Yr Workmanship, 2-Yr Delivery Systems, 10-Yr Structural—100% transferable at resale with $0 fee).

10-Year Structural Peace of Mind

Backed by the Transferable StrucSure 1-2-10 Warranty

Every home we build is protected by an insurance-backed 1-Year Workmanship & Materials, 2-Year Mechanical Delivery Systems, and 10-Year Major Structural Defect warranty—and remaining coverage automatically transfers to future buyers at resale with $0 fee.

How We Build Your Home FAQ's

How long does it take to build a new First Texas Homes residence from the ground up?
Building a semi-custom First Texas Homes residence from the ground up typically takes 100 to 180 working days from the time your foundation is poured to final completion. The exact construction timeline depends on the square footage and architectural complexity of your floor plan, municipal permitting schedules, structural options selected, and seasonal North Texas weather conditions. If you need to move sooner, we also offer Quick Move-In Homes that are either Move-In Ready now or in the final stages of construction.
Can I customize or make structural modifications to a First Texas Homes floor plan?
Yes! Unlike rigid production builders, First Texas Homes specializes in semi-custom flexibility. When building from the ground up in our Classic Series, Gallery Custom Homes, or Harwood Homes neighborhoods, you can select structural plan options—such as extended covered patios, media rooms, home offices, multi-generational suites, gourmet kitchens, and additional bedrooms or garage bays—and even request custom structural layout adjustments with your Community Sales Manager prior to engineering.
What happens at my First Texas Homes Design Studio appointment?
Shortly after signing your purchase agreement, you will schedule a personalized consultation at our Design Studio. Paired with an experienced Design Consultant, you will explore full-scale kitchen vignettes and sample galleries to select your exterior brick and stone, custom cabinetry stain or paint, granite or quartz countertops, hardwood, tile, and carpet flooring, decorative lighting, and plumbing fixtures.
What is the Pre-Construction “Red Line” Meeting?
Before your foundation is poured, you will meet with your Community Sales Manager and Construction Superintendent for a dedicated Pre-Construction “Red Line” Meeting. Together, you will review your engineered site plan, floor plan blueprints, structural modifications, electrical and low-voltage locations, and exterior selections line-by-line so your Construction Superintendent has complete alignment before breaking ground.
What quality control and code inspections take place while my home is being built?
Every First Texas Homes residence undergoes multi-stage verification: independent structural engineering inspections of your post-tension foundation prior to slab pour and at final grade; municipal code inspections at foundation, framing, electrical/plumbing/HVAC rough-in, insulation, and final occupancy stages; third-party energy-efficiency testing; and a rigorous inspection by our internal First Texas Homes Quality Control Manager before your Pre-Closing Orientation.
Can I visit or walk through my home during construction?
Yes—watching your home come to life is one of the most exciting parts of building! Because an active residential construction site involves heavy equipment, framing materials, and open mechanical trenches, we ask that you schedule site visits through your Community Sales Manager and follow all safety guidelines in your Homebuyer’s Manual (closed-toe shoes, visiting during safe non-active trade hours, and attending scheduled milestone walkthroughs with your builder).
What happens during the 2-Hour Pre-Closing Home Orientation?
Approximately 10 to 12 business days before closing, you will meet one-on-one at your completed home with a First Texas Homes Quality Control Manager for a comprehensive 2-hour Pre-Closing Home Orientation. During this walkthrough, we demonstrate how to operate and care for your appliances, HVAC system, tankless water heater, main water shut-off valve, GFCI breakers, and Smart Home features, while verifying interior and exterior finishes prior to closing.
What builder warranty comes with a new First Texas Homes residence?
Every home built by First Texas Homes, Gallery Custom Homes, and Harwood Homes is enrolled in the insurance-backed StrucSure Texas 1-2-10 Express Limited Warranty: Year 1 covers Workmanship & Materials across 12 construction categories; Years 1–2 cover the Electrical, Plumbing, and HVAC Delivery Systems; and Years 1–10 cover Major Structural Defects (including your engineered post-tension foundation and load-bearing framing). Even better, remaining coverage is 100% transferable at resale with $0 transfer fee. Visit our Homeowner Warranty & Customer Care page for full details.
