Can I customize or make custom structural changes to a First Texas Homes floor plan?
Yes! Floor plan customization is one of our signature advantages. When building from the ground up, you can choose from pre-engineered structural options—such as multi-generational suites, media rooms, home offices, extended outdoor living spaces, gourmet kitchens, and extra garage bays—and even work with your Community Sales Consultant and our drafting department on custom “red-line” architectural changes to tailor room dimensions, window placements, or layout flow. Prior to foundation pour, you will review your exact blueprints line-by-line during your Pre-Construction “Red Line” Meeting.

What is the difference between building from the ground up and buying a Quick Move-In Home?
Building from the ground up typically takes 100 to 180 working days from foundation pour to completion and allows you to select your homesite, floor plan, exterior elevation, structural layout modifications, and Design Studio finishes from start to finish. If you need a faster timeline, our Quick Move-In Homes (available Move-In Ready now or in the final stages of construction) feature our most popular structural upgrades and designer-curated interiors—and still include our multi-stage Quality Control inspections, a 2-hour Pre-Closing Home Orientation, and our full 1-2-10 structural warranty.
What happens at the First Texas Homes Design Studio?
When building a semi-custom home from the ground up, you receive a complimentary private appointment with a professional Design Consultant at our Design Studio. You will explore full-scale kitchen and bath vignettes to hand-select your cabinetry style and stain/paint, granite or quartz countertops, kitchen backsplash tile, hardwood and luxury vinyl plank flooring, carpet, decorative lighting, plumbing fixtures, and exterior brick and stone palettes.
What SmartHouse technology and energy-efficient features come standard?
Every new First Texas Home is engineered for North Texas comfort and lower utility costs through our Energy Efficiency program—featuring radiant barrier roof decking, R-38 blown attic insulation, energy poly-sealant around exterior penetrations, Low-E dual-pane insulated windows, high-efficiency 15+ SEER2 HVAC systems, tankless gas water heaters, and ENERGY STAR® kitchen appliances. What quality inspections and structural warranty protect my new home?
Every home we build is constructed on an engineered post-tension concrete foundation designed specifically for North Texas soils and verified through independent third-party structural engineering inspections, municipal building code inspections, and our private internal Quality Control team. Approximately 10–12 business days prior to closing, you walk your home with a dedicated Quality Control Manager for a 2-hour Pre-Closing Home Orientation. After closing, your home is protected by the insurance-backed StrucSure 1-2-10 Express Limited Warranty (1-Year Workmanship & Materials, 2-Year Electrical/Plumbing/HVAC Delivery Systems, and 10-Year Major Structural Defect coverage), which is 100% transferable at resale with $0 transfer fee.
