Multi-Stage Quality Control & Home Orientation

Before you ever receive your keys, every First Texas Homes residence goes through both municipal code inspections and our internal Quality Control inspection program:

Independent & Private Quality Control Inspections
Alongside municipal foundation, framing, mechanical rough-in, and final inspections, a dedicated First Texas Homes Quality Control Manager inspects your home prior to orientation.
Step 3
2-Hour Pre-Closing Home Orientation (10–12 Business Days Before Closing)
You walk your completed home one-on-one with our Quality Control Manager to test appliances, learn HVAC, water shut-off, GFCI, and Smart Home systems, and verify cosmetic finishes prior to closing.
Step 4
Dedicated Post-Close Warranty Team

Preventative Care for Texas Soils & Weather

North Texas Homeowner Maintenance Checklist

North Texas features expansive clay soils and seasonal temperature swings. Following the preventative maintenance guidelines in your Homebuyer’s Manual protects your foundation and preserves your warranty coverage:

  • Foundation Moisture & Grading Care: Maintain consistent moisture around your perimeter foundation year-round using controlled irrigation or soaker hoses during summer droughts so expansive clay soil does not pull away from the slab. Never allow water to pond within 10 feet of the foundation, and keep flowerbeds and mulch at least 4–6 inches below the brick ledge / weep holes.
  • Gutters, Downspouts & Drainage Swales: Keep gutters clear of leaves and ensure downspouts and splash blocks discharge roof runoff away from the slab without obstructing engineered lot drainage swales.
  • HVAC Filters & Condensate Lines: Replace disposable HVAC air filters every 30 days (or clean permanent filters monthly) and pour 1 cup of household bleach/vinegar into the AC condensate drain line each spring to prevent backups.
  • Winter Freeze Preparation: Disconnect garden hoses, cover exterior hose bibs, and drip interior faucets when North Texas temperatures drop below freezing.
  • Exterior Caulking & Stone Countertops: Inspect exterior window, door, and masonry sealant joints annually, and reseal natural granite or marble countertops periodically as recommended.

Warranty Process

1-2-10 Warranty & Home Care FAQ's

What does the First Texas Homes 1-2-10 Express Limited Warranty cover?
Every new First Texas Homes, Gallery Custom Homes, and Harwood Homes residence is backed by the Texas 1-2-10 Express Limited Warranty administered by StrucSure Home Warranty, LLC and insurance-backed by Golden Insurance Company (GIC). It provides 1-Year Workmanship & Materials coverage (covering interior and exterior finishes, drywall, trim, flooring, doors, windows, roofing, masonry, and grading), 2-Year Delivery Portion of Systems coverage (covering electrical wiring/panels/GFCI, potable water and gas supply pipes, drain/waste/vent lines, and HVAC ductwork and refrigerant lines), and 10-Year Major Structural Defect coverage on the engineered foundation, footings, load-bearing walls, beams, girders, headers, floor framing, and roof framing systems.
Is the 10-year structural warranty transferable if I sell my home?
Yes! The StrucSure 1-2-10 Express Limited Warranty is 100% transferable to subsequent homebuyers at resale with no transfer fee. Any remaining coverage under the 1-year, 2-year, or 10-year structural term automatically transfers to the new owner, adding lasting resale value and peace of mind.
What happens during the Pre-Construction “Red Line” Meeting and Pre-Closing Home Orientation?
Prior to foundation pour on a build-to-order home, you meet with your Sales Manager and Construction Superintendent for a Pre-Construction “Red Line” Meeting to verify your floor plan layout, structural options, electrical locations, and homesite details. Then, approximately 10–12 business days before closing, you attend a 2-hour Pre-Closing Home Orientation with a dedicated First Texas Homes Quality Control Manager to demonstrate your home’s mechanical systems, appliances, water shut-offs, GFCI outlets, and maintenance care.
How and when do I submit a warranty service request after closing?
During your first 30 days in the home, your neighborhood construction and quality control team assists with transition items. Beginning 30 days after closing, your account transitions to a dedicated First Texas Homes Warranty Coordinator and Warranty Manager. Non-emergency warranty requests must be submitted in writing using our online Submit a Warranty Request form. Warranty inspections and service appointments are performed Monday through Friday between 8:00 a.m. and 5:00 p.m.
What qualifies as an after-hours warranty emergency?
An emergency warranty issue is defined as a total loss of heat when outdoor temperatures are dangerously low, a total loss of air conditioning during extreme heat, an active plumbing water leak that requires shutting off the main water supply, a complete electrical failure affecting the entire home, or a major roof leak during active rain. For immediate guidance on shutting off your main water valve, resetting GFCI outlets, or handling emergencies, watch our Emergencies & Water Shut-Off Videos in the How to Care for Your Home tab.
What is covered under the 2-Year Delivery Portion of Systems Warranty?
During Years 1 and 2, your warranty covers the internal supply, distribution, and waste delivery networks inside your home’s perimeter—including interior electrical wiring, main breaker panels, and GFCI circuits; potable water supply lines, interior gas piping, and sanitary drain, waste, and vent pipes; and HVAC ductwork, plenums, and refrigerant lines.
How should I care for my post-tension foundation in North Texas clay soil?
North Texas expansive clay soils expand when wet and shrink during summer droughts. To protect your engineered post-tension slab, maintain consistent soil moisture around the entire perimeter of your foundation year-round using controlled irrigation or soaker hoses, ensure soil grades slope away from the home so water never ponds within 10 feet of the foundation, keep flowerbed mulch at least 4–6 inches below the brick ledge and weep holes, and keep gutters and downspouts clear of debris.
Are kitchen appliances and manufacturer equipment covered by the builder warranty?
Kitchen appliances, water heaters, garage door openers, and HVAC equipment units carry direct manufacturer warranties (which First Texas Homes assigns directly to you at closing), while the 2-Year Delivery Portion of Systems Warranty covers the internal electrical wiring, plumbing supply/drain lines, and HVAC ductwork/refrigerant lines connected to those systems. Always register your appliance serial numbers at move-in and consult the model manuals provided at closing.
